Current Projects: Midtown Delray Medical Building

The Midtown Delray Medical Building is a 29,600 square foot medical office building located at the intersection of Linton Boulevard and Old Germantown Road in Delray Beach, Florida. The proposed building will be located less than one half mile from the Delray Medical Center which is a 403 bed hospital owned and operated by Tenet Healthcare Corporation. Delray Medical Center has 603 physicians on staff and admitted in excess of 20,000 patients in 2005.

The Midtown Delray Medical Building derives its name from the residential community being developed immediately behind the commercial parcel. This residential community consists of 114 town homes priced from $300,000. Its residents will pass the commercial parcel as they enter and exit the community.

The commercial parcel consists of approximately 2.3 acres of land with approximately 380 feet of frontage on Linton Boulevard. Linton Boulevard is traveled by almost 37,000 cars per day.

The medical building will run parallel to Linton Boulevard. The building will be three stories of medical office space. Its proposed dimensions are 150 feet in length and 78 feet in width. As part of the development orders, a .36 acre environmental preserve area will occupy the southwest corner of the commercial parcel. Buffers will be provided along the southern and western boundaries to separate the commercial parcel from the residential communities.

The site plan provides for 148 parking spaces. This amount of parking meets the City of Delray Beach code for medical office space as it provides five spaces per 1,000 square feet. Included in this calculation are twelve covered spaces located under the cantilevered sides of the building and five handicap spaces located next to the main entrance. Additionally, a 900 square foot porte cache will provide a patient drop-off area at the front door.
