The final concrete pour of the Midtown Medical Building is complete:

Dry-in is expected at the end of August with shell completion projected for mid-October. The Midtown Medical Building is available for tenant move-in on January 1, 2010. Tenant build-out is expected to take 3 months after shell completion.

Greg is marketing the first floor of Jupiter Harbour as well as a small suite on the second floor. The first floor comprises approximately 4,900 square feet and features views of the marina. The second floor suite offers views of the Jupiter Lighthouse.

The two-story building, located in Lady Lake, Florida includes an ambulatory surgical center on the first floor with office space on the second floor available for build out.

The first tenant move-in is complete at Jupiter Harbour:

Couture Lifestyles, a luxury residential design and construction firm, is occupying 3,500 square feet on the second floor of the building. The firm managed the build-out its own suite and incorporated unique, high quality design finishes including premium hardwood floors, textured wallpapers, and wood trims.

Construction commenced at Midtown Medical Building:

Construction on the 32,000 square foot Midtown Medical Building commenced today. The project is expected to be the best in class medical office building in the Delray Beach market. Shell completion is anticipated in October 2009, with move-in availability for tenants beginning in January 2010. Development of the neighboring environmental preserve and water retention pond is also underway and will be complete in time for occupancy. The building is located at the intersection of Linton Boulevard and Old Germanton Road in Delray Beach, Florida. The location is less than 1/4 mile from the 492 bed Delray Beach Medical Center.

Midtown Medical Building Obtains Building Permit:

The plans for the 32,000 square foot Midtown Medical Building were approved by the City of Delray Beach, Florida earlier this morning. The three-story building, located less than one half of a mile from Delray Medical Center, will include a covered patient drop-off area, ample parking at 5 per 1,000 square feet, high quality finishes, and flexible tenant build-outs. The building fronts Linton Boulevard, offering visibility from the street, while the southwest corner of the site features a nature preserve.

The 12,000 square foot Jupiter Harbour Building obtained a certificate of completion today. The two-story professional building, located along U.S. Highway 1, offers water views and marina accessibility in addition to its high quality finishes. Couture Lifestyles, a custom home builder and high-end residential developer, is leasing approximately 4,000 SF on the second floor.
