Construction Complete on the Athens Medical Complex (Athens, GA) Stanmore Development is pleased to announce that construction on both Buildings 100 and 200 of the Athens Medical Complex is complete. Kaiser Permanente also received a certificate of occupancy for its 12,575 square foot suite in Building 200 in late December and will take occupancy immediately.

"It is hard to believe that the Athens Medical Complex was an old Pepsi Co. bottling plant and an auto body repair shop less than a year ago," wrote David Cash, Stanmore's President, in an investor note. Stanmore to Develop 108,000 SF Forsyth Medical Complex (Cumming, GA)
Stanmore Development, LLC is pleased to announce the acquisition of approximately ten acres of land to be developed as the Forsyth Medical Complex. The project is located at the intersection of Haw Creek Road and Ronald Reagan Boulevard in Cumming, Georgia, across from the main entrance to the Northside Hospital - Forsyth.

Stanmore Leads Acquisition of Commercial Complex (Stuart, Florida)
Stanmore Development, LLC is pleased to announce the acquisition of a commercial real estate complex in the City of Stuart. The project is uniquely located adjacent to both the Martin Memorial Hospital campus and the Martin County Courthouse complex. It is composed of three and one half acres of land, a 38,000 square foot commercial office building and a 7,500 square foot retail strip center. Current tenants include Wells Fargo Bank, Edward Jones Financial Advisors and Café Margeaux.

The property was purchased from East Ocean Development Group with short sale approval from PNC Bank. The transaction price totaled three and one half million dollars. This price represents a forty percent discount from the parcels previous selling price in 2004.

On behalf of its investors, Stanmore is currently evaluating strategic alternatives for the project which include a joint venture with a major medical institution, repositioning the asset from general office and retail to traditional medical office and the sale of a portion or the entire site.

Midtown Medical Building Sold for $10.25 million
Stanmore is pleased to announce the sale of the Midtown Medical Building located at 4600 Linton Boulevard in Delray Beach, Florida. The 32,000 square foot medical office building sold for $10.25 million in late October. At closing the project was approximately 96% leased to medical tenants.

I am very proud of our entire team as this project was developed from the ground up in a very challenging economic environment. Stanmore's commitment to hard work and its integrity served the Midtown project well. We look forward to devoting our collective energy to our other existing medical office buildings in Lady Lake (FL), Jupiter (FL) and Athens (GA) as well as new developments throughout the Southeast.

Kaiser Permanente Leases at Athens Medical Complex
Stanmore is pleased to announce that the Athens Medical Complex, LLC executed a lease agreement with Kaiser Permanente for the first floor of Building 200. The term of the lease is five (5) years with two (2) separate options to extend for five (5) years each. “Our entire team deserves congratulations for landing a tenant as significant as KP. They are a national leader in providing healthcare and their delivery model has captured the nation’s attention” said Stanmore President David Cash.

Kaiser Permanente is an integrated managed care consortium, based in Oakland, California with a large regional presence in Northeast Georgia. Kaiser Permanente has approximately 8.7 million health plan members, 167,300 employees, 14,600 physicians, 35 medical centers, and 431 medical offices accordingly to public documents. In its most recently reported year, the non-profit Kaiser Foundation Health Plan and Kaiser Foundation Hospitals entities reported a combined $1.3 billion in net income on $42.1 billion in operating revenues.

Rett Waldman joins Stanmore Management Team:

Rett Waldman joins Stanmore’s management team as the Operations Manager. Mr. Waldman will be primarily responsible for project management and physical property management. Midtown Medical Building to expand first floor by 1,088 SF

Delray Beach Planning and Zoning Board voted last night to approve a 1,088 expansion to the Midtown Medical Building. The expansion will be used to house specialized machinery for the ambulatory surgery center which will occupy the entire first floor. The multi-specialty surgery center will feature two operating rooms and a procedure room. It is scheduled to open in early 2011.
