Overview:

Our value creating process is based on establishing goals. These goals vary from client to client as do our solutions to achieve them. For instance, a non-profit client might seek an asset disposition or sale/leaseback to provide cash for the rehabilitation of an existing facility. We would review their real holdings and determine a disposition strategy that maximizes short-term value while protecting future expansion plans. We would then assist the hospital administrators with establishing the price, determining the universe of potential acquirers and marketing the land/building.

For profit hospitals and independent physician groups often look to real estate to provide passive income in order to supplement the continually changing insurance payments. In these cases we would partner with our client to development a office/retail facility which accomplishes this goals.

Prior to spending "hard dollars," Stanmore prepares a detailed development pro forma which models the financial performance of the project. After reviewing the pro forma, we also have a candid discussion with our clients about a project's risks. We believe that real estate is the business of risk mitigation. Stanmore's fees depend on the nature of the assignment and are always inline with the market norms.

Each assignment is different. We tailor our team's expertise to meet the needs of our clients. In order to accomplish this consistently across a variety of regions, we rely on a couple of basic real estate principals and then create a team to achieve them. Our team consists of local consultants, general contractors and brokers who understand our concepts and agree to abide by them for the benefit of our clients. While we keep a mindful eye on costs, we are willing to pay in advance for excellence as it ends up costing less over the long run.

Team Profile
David Cash is the principal and founder of Stanmore Development.  Mr. Cash began his real estate career in southern California where he developed retail stores for a regional sporting goods company.  He then served as WCI Communities, Inc.’s Director of Operations for the Palm Beach Division.  In this role, Mr. Cash was responsible for WCI’s purchasing, design, permitting, and closing departments.  Mr. Cash holds and MBA from the Darden School at the University of Virginia and an undergraduate degree from Colgate University. 

Mr. Cash resides in North Palm Beach, Florida with his wife, Page, and their son, Ford.

Stanmore Development is an affiliate of The Lundy Group, Inc. based in the Research Triangle area of North Carolina (www.lundygroup.com). The Lundy Group's founder, Jim Baker, serves as our chief strategy advisor and an important capital resource. During his 25 year career Mr. Baker has developed several million square feet of commercial projects throughout the south including significant undertakings in North Carolina's Research Triangle (Chapel Hill, Raleigh and Durham), Fayetteville, North Carolina and Charlottesville, Virginia.
